GENERAL RENTAL CONDITIONS

Duration

Minimum length of stay :

3 nights in low season

5 nights in high season

6 nights over the weeks of Christmas and New Year.

For stays of less than 3 nights, prices are increased by 20 to 40% depending on the number of nights.

7-day rental considered from Saturday to Saturday or Sunday to Sunday and subject to availability.

Reservation

An initial deposit of 50% of the total rental cost is payable within 7 days of receipt of the booking confirmation and signature of the rental contract.

The balance of the stay, i.e. 50% of the total rental amount, must be paid 40 days before the start of the stay.

If the stay is booked less than 40 days before the said stay, 100% of the stay is payable at the time of booking.

All bookings will only become firm after written confirmation of the booking.

The Villa owner and the agency Les villas de Myriam reserve the right to cancel any reservation in the event of non-payment in full by the dates indicated.

Payments are to be made either by bank transfer to the order of : "LES VILLAS DE MYRIAM" or by Moroccan cheque to the same order.

For additional services during your stay, payment must be made in cash on the spot when ordering (shopping, massages, etc.).

On arrival at the villa, the Customer must present the Reservation Form and his/her own identity document, as well as those of all persons booked to stay at the villa.

CAUTION

A deposit, the amount of which is specified on the property description, will be required. Payment may be made by bank transfer prior to the stay or on arrival, either in the form of a Moroccan cheque or in cash.

This deposit will be returned to the tenant no later than fifteen days after the end of the stay, with the accommodation provider reserving the right to deduct the estimated cost of repairing any breakages or damage from the amount in question.

The tenant undertakes to take all necessary measures to ensure that the occupants of the Villa respect the premises made available to them. These must be left as clean as on arrival. An inventory of fixtures in the presence of a VILLAS DE MYRIAM employee will be carried out on arrival and on departure.

In the event of breakage, damage or abnormal wear to furniture, miscellaneous items or equipment, the cost of replacement will be invoiced to the customer. In the event of damage to the property, garden or technical equipment, the cost of restoring it to its original condition will be invoiced to the customer.

Cancellation conditions

All cancellation and modification requests must be made by email to the following address contact@lesvillasdemyriam.com .

The reference of the date and time taken into account in this e-mail will be that of the place of rental and therefore of the acknowledgement by LES VILLAS DE MYRIAM.

The Cancellation Conditions applicable are those displayed on the site at the time of booking and sent by e-mail with the booking confirmation. A registered letter must be sent to LES VILLAS DE MYRIAM to confirm the cancellation.

Pandemics do not entitle the customer to cancellation and reimbursement of the rental. Only the closure of the borders of Morocco or of the customer's country of residence entitles the customer to cancel the holiday and obtain a refund.

The stay will be refunded in agreement with the owner, without penalty, in the following cases of force majeure:

- travel restrictions imposed by a government, law enforcement agencies or the military, which restrict travel to or from the accommodation or location of the experience.

- transport disruption making travel to the destination impossible, including road closures and flight cancellations, when no other means of transport is available.

However, the costs of reimbursing the rental amount, in particular transfer costs or withholding taxes (of the order of 10%), will be borne by the hirer. 

LES VILLAS DE MYRIAM reserves the right to cancel or modify a confirmed and paid reservation before the arrival date. In this case, LES VILLAS DE MYRIAM undertakes to offer, subject to stock availability, a solution in an equal or higher category at the same or another date, without any change in price, or will refund all deposits already paid.

Compensation

More than 40 days before arrival: 50 % of the total booking amount is due and non-refundable.

Less than 40 days before arrival: 100 % of the total booking amount is due and non-refundable.

In the event of no-show on the day of rental, 100% of the total rental amount will be due and non-refundable.

Any cancellation by the tenant for any reason whatsoever irrevocably entails the loss of the deposit already paid.

In the event that the Customer does not inform LES VILLAS DE MYRIAM of a cancellation and does not show up on the agreed date, for any reason whatsoever, the rental price will remain, in any event and in its entirety, acquired by LES VILLAS DE MYRIAM. In the event of early departure or late arrival of the Customer from his rental, and this for whatever reason, the Customer will not be able to request a reduction in the price of the rental which will remain, in its entirety, acquired by LES VILLAS DE MYRIAM.

CONDITIONS OF USE OF THE VILLA AND SERVICES

The occupants

Only the number of people specified at the time of booking may occupy the Villa.

Unless prior agreement has been obtained from VILLAS DE MYRIAM, the number of people booked may not be exceeded, and the provision of additional beds by the customer is not permitted. Similarly, it is forbidden to erect tents on the property, to park caravans or to install any type of shelter or temporary accommodation.

This is part of the booking conditions.

Guests

Guests must inform VILLAS DE MYRIAM of any persons they wish to invite no later than the day before their arrival. The full identity of guests will be requested and may be verified. LES VILLAS DE MYRIAM or its representative are entitled to refuse entry to any guest, without having to justify this, even in the event of prior acceptance.

Booking conditions: Use of the Villas

Rental

Check in from 3 pm.

Check out between 8 a.m. and 11 a.m.

Arrangements can be made according to your flight schedule and villa availability.

Parents are responsible for supervising their children.

Unenclosed, unsupervised swimming pool.

LES VILLAS DE MYRIAM cannot be held responsible for any accident or bodily injury, material or immaterial, to any person resulting from the presence of a swimming pool or any other sports or leisure equipment, including a hammam, in one of the villas, which may occur in its absence or presence.

It is the tenant's responsibility not to let children swim in the pool unsupervised. It is also the tenant's responsibility to ensure the safety and supervision of children inside the villa and in the garden.

The swimming pool is not supervised and is not equipped with a fence or safety system, as these are not compulsory in Morocco. Tenants are responsible for their own safety.

Customers are expressly forbidden to interfere with the technical installations of these sports or leisure facilities. Only the staff of Villas de Myriam or one of its representatives are authorized to do so.

The organization of events in the house is prohibited.

The Customer expressly undertakes to make peaceful use of the property made available to him and to return it in the condition in which he received it.
Villas are exclusively intended for private residential or holiday use. Any commercial or professional activity or activity prohibited by Moroccan law is strictly forbidden on the site of the stay and its surroundings for the duration of the stay, including, in particular, receptions of any kind, film shoots and photo shoots.

The customer will be personally liable to VILLAS DE MYRIAM and to third parties for any damage caused by him or her or by any other person brought into the villa in order to maintain compliance with the booking conditions. It is also necessary to comply with administrative formalities for travel to Morocco.

The observation by a representative of VILLAS DE MYRIAM of any activity or behavior that does not comply with Moroccan law and these general conditions in or around the place of stay will result in the immediate cancellation of the contract without notice and without prejudice to the Customer and his expulsion from the villa.

Special, non-exhaustive conditions for Morocco :

Les VILLAS DE MYRIAM reserves the right to visit the villas at any time, and the customer may not object.

Les VILLAS DE MYRIAM shall in no way be held responsible for any theft (money or valuables) or damage to property, or for any criminal act or assault of which the customer may be the perpetrator or victim in the villa. Villas are equipped with at least one safe for use by guests.
The Customer may neither assign the rental contract nor sublet the accommodation.

The tenant may not refuse access to the villa's employees or to outside service providers who intervene to maintain the residence and its exterior. In addition, for rentals of more than 3 days, gardeners must be brought in to maintain the garden. Of course, to ensure maximum comfort for the tenant, schedules can be agreed before arrival with the company managing the property.

Household staff

During the stay, the house staff (varying in number from villa to villa) is at the service of the tenants during the day for an average of 7 hours. Schedules can be changed and revised if necessary.

Nuisances

Tenants must respect the rules of good neighbourliness, particularly in terms of noise pollution beyond normal hours.

Neither LES VILLAS DE MYRIAM nor the Owner can be held responsible for noise or noise disturbance originating beyond the property boundaries or beyond the Owner's control.

Fauna, insects, environment

LES VILLAS DE MYRIAM or the Owner cannot be held responsible for the presence of animals or insects in the villa you choose.

The majority of our villas are located in resort areas away from city centers, and some of our villas are located in arid or very humid areas. In these areas, it is possible to encounter animals such as rodents, deer, goats and sheep, cats and dogs, or insects such as wasps, bees, mosquitoes, flies, ants, scorpions, spiders and snakes. Insects and animals can be attracted by grass, swimming pools, streams or ponds, local vegetation and food left out after an outdoor meal. We strongly advise you to keep doors and windows closed as much as possible, and to dispose of any leftovers from outdoor or indoor meals.

Energies

LES VILLAS DE MYRIAM cannot be held responsible for any irregularities or lack of use that may occur in the electricity or internet services.

Please note that water distribution depends on the power supply. Tap water is not recommended.

The tenant shall ensure normal and reasonable use of the lighting, heating and air-conditioning systems.

The villa is equipped with hot water and underfloor heating.

Acceptance of these conditions

The present terms and conditions determine the rights and obligations of the parties with regard to the use of the site. www.lesvillasdemyriam.com for booking private villas.

The user of the VILLAS DE MYRIAM website declares that he/she has read them and expressly accepts them.

Intellectual property

The Customer is authorized to take photographs on the premises of the rented property but has no right of commercial exploitation or publication of these photographs in any medium whatsoever.

Data protection

Les VILLAS DE MYRIAM will not divulge any personal information about its customers, with the exception of information required to process, pay or cancel the reservation with the Owner and to the Moroccan authorities (police files requested by the authorities).

VILLAS DE MYRIAM declines all responsibility in the event of fraudulent use of its Customers' data by Suppliers.
